What should I be looking for in a farm to LIVE at?

Hi everybody! Well, I have no idea how this came up, but my dad told me (a while ago) that he has been looking at horse farms for sale in Canada (mostly PEI but he's open to other places. He wanted to be by a beach though..) to move to, so I joined in the hunt. After a little bit of..slacking on my part, I went looking again. Nothing new in PEI. (sadness) So I looked other places. Though I found a place in New Brunswick, and I think he's considering it. I nearly died when I found it. Here are the features. ~Silo, Hay Barn, Tractor Barn, 2 Storage Buildings, Workshop, House (duh baha), and 2 Car Garage. ~Water and Electric in 2 Barns ~ Electricity in 1 Shed ~ 17 Stalls, breeding shed, Indoor (Heated!!) Arena (wood and pellet stove?) A little background : Is a breeding farm for Hungarian Horses. Has 25 horses currently. 100 Acres. The house is just to cute. (I wasn't worried about it, since usually my choices where "Good house, no space" or "Sucky house, lots of space" ahhaha) And this is also including an opportunity to "buy some horses" Meep! bahaha Here are some pics. I didn't want to post the whole add though. But what do you think of it? I mean.. I'm a *little* hesitant since the barn is strikingly similar to the old farm I was at...And as most of us know that didn't go well at ALL. Thanks! OH! I MAY want to make this perfectly clear. I. Am. NOT. Looking. To. Go. Breeding. Horses. Any. Time. Soon.   3. if you plan on raising any animals at all i would look into THE WATER! if on well test it. ask or look to see were all the poop from those horses has been going. if you can get city or county water are you hooked up to it & how much does it cost? my story... so. cal. rural area. told well had been working since the 1940's with no problems... we had to stop a 22 cows because we couldn't get enough water from well. that ended our cheese making venture.
  4. You need to look into how much money you'll need to put into it beyond the purchase price. For instance, from those photos, I can tell they need a few new loads of gravel on the driveway and some work done on the fencing. Does the house need new windows or updated wiring or a new septic system? Does the barn roof leak? All of these things need to factor into a decision, especially if you're comparing two different properties. You'll want a home inspection to include water testing. You'll want to think about how far the barn is from the house, and general layout thinking about how it'll be to get to the barn when there's lots of snow on the ground or bad weather in general. Then there's all the normal concerns when buying a house such as school quality, how far from places you'll need to go, crime, etc.
